Poyntons Consultancy is an independent Chartered Surveying practice delivering clear, commercially focused property advice across the commercial, industrial, retail, healthcare and residential sectors. Based in Lincolnshire and operating throughout the UK, we support clients in making informed, confident decisions about their property assets. We work with investors, developers, occupiers and lenders on a wide range of property matters, including acquisitions and disposals, valuation services for pension funds and probate, and the management of property portfolios and development projects. A key area of our work is partnering with Local Authorities to support the revitalisation of High Streets through detailed Urban Capacity Studies. We identify and quantify underutilised upper floor space above retail premises, often within historic retail cores, and provide robust, evidence-based analysis on how this space can be brought back into viable use. Our advisory approach also considers the redevelopment potential of these assets, demonstrating how they can contribute to Local Plan Five Year Housing Supply while maintaining active commercial frontages. This includes assessing the impact on Council Tax and Business Rates, alongside wider economic benefits such as increased footfall, improved high street resilience, and reduced carbon impact compared to redevelopment.
